Vrbo raises host cancellation fees to 25%, 50% or 100%

Vrbo raised every host cancellation fee before check-in, and the suspension that follows can now last up to 14 days, not seven. Above the $50 minimum, canceling on Vrbo costs more than on Airbnb.

Vrbo now charges hosts more to cancel a confirmed booking. When we checked its Host Cancellations Policy on October 20, it listed these fees as a share of the reservation amount:

  • 25%: more than 30 days before check-in.
  • 50%: within 30 days of check-in but more than 48 hours before it.
  • 100%: within 48 hours of check-in or after it, including when a guest can't get in.

The reservation amount covers all nights, "including the base rate, plus any mandatory fees, such as cleaning fees," and Vrbo adds applicable taxes to the fee. Hosts paid in US dollars pay at least $50, and "There is no maximum fee." Vrbo charges the fee to you or withholds it from your next payout, and you get no payout for the canceled stay.

The page gives no start date. On October 11, it said its terms would apply until October 14, 2026, without saying what would replace them (our minimum-standards update), so we date the change from October 15. Vrbo doesn't say whether the new fees apply to bookings made before then.

Compared with the May 2026 version of the page, every fee before check-in went up: 10% became 25%, 25% became 50% and 50% became 100%. At or after check-in, May already charged up to 100%.

Suspensions of up to 14 days, same 10-day waiver window

If you request a waiver within 10 days of canceling and Vrbo approves it, the cancellation "will not be treated as a host cancellation," so the fee and other penalties don't apply. Otherwise, the listing is "suspended for up to 14 days" and can't take new reservations. In May, the suspension was seven days. Vrbo's waiver help page still mentions "a 7-day temporary suspension," so plan for the longer one.

The policy's waiver reasons are:

  • A large-scale travel disruption.
  • A guest's actual or intended House Rules violation.
  • A maintenance emergency or a threat to guest health and safety.
  • An error by Vrbo.
  • A guest's missed payment.
  • Suspected fraud.
  • A new regulation you couldn't meet despite your "best efforts" to get a license or permit in time.

A double booking isn't on the list, and after one, Vrbo may also block the canceled stay's dates on your calendar. Each host cancellation counts toward your host cancellation rate, which Vrbo's minimum standards require to stay below 10%.

What a cancellation costs now

On a $1,200 reservation, a host cancellation now costs:

  • More than 30 days out. Vrbo (plus tax): $300 (25%). Airbnb: $120 (10%).
  • 48 hours to 30 days out. Vrbo (plus tax): $600 (50%). Airbnb: $300 (25%).
  • Within 48 hours. Vrbo (plus tax): $1,200 (100%). Airbnb: $600 (50%).

Airbnb's policy also has a $50 minimum. Both count the nightly rate and cleaning fee. Airbnb's base excludes taxes and guest fees, and after check-in it charges only for nights not stayed.

What to do now

  • If you sync Vrbo with another channel through iCal, rerun the break-even math in our channel manager vs. iCal sync guide with these fees and Vrbo's flat 12% commission.
  • If a guest wants to cancel, have them do it from their own account. Encouraging or pressuring a guest to cancel counts as a host cancellation, so asking a double-booked guest to cancel doesn't avoid the fee.
  • If you must cancel for a reason on the waiver list, contact Vrbo within 10 days of canceling and send proof with your request.
